New Hampshire Bed and
Breakfast Policies

Minimum Stays:

Two-night stays are required on weekends.  A three-night reservation is required on Columbus Day and New Year's.

Deposit:

A one night or 50% deposit (whichever is greater) will be processed at the time the reservation is made.  Deposits are applied to last day(s) of reservation.  EARLY CHECKOUTS FORFEIT THEIR DEPOSITS AND ARE RESPONSIBLE FOR ALL NIGHTS BOOKED.  You may charge your deposit by Visa, MasterCard, Discover or American Express at the time of booking.

Cancellations:

• Except for holiday weekends and fall foliage, the deposit on a reservation cancelled more than two weeks prior to arrival will be refunded less a $20 cancellation fee.  On holiday weekends and during fall foliage, the deposit on a reservation cancelled more than 30 days prior to arrival will be refunded less a $35 cancellation fee.  Any cancellation received within the specified cancellation periods will be refunded only if the room is resold less applicable cancellation fee.

• Gift Certificates are non-refundable, and once booked our normal reservation cancellation policy applies.

• We do not "overbook" our rooms.  We hold your reservations for those dates, turning others away for that time period.  For this reason, if you leave earlier than scheduled, you will be charged for the entire reservation unless we can rent the room to others.

Whatever your needs for a special celebration, just ask when making your reservation. Our lodging in North Conway can comfortably accommodate groups of 20 or less. Perfect for your family reunions, Ski Groups or Special Get-Togethers!

• Check in after 3:00 pm - If arriving later than 8 pm, please advise.

• Checkout by 11:00 am.

• Due to the adult ambiance and antiques,  the Inn is appropriate for children 12 or older.

• Pets cannot be accepted at our New Hampshire bed and breakfast.

• Smoking limited to front porch only. Smoking on decks or in rooms will result in a $200 cleaning and fumigation fee.
