New Hampshire Bed and
Breakfast Policies

Minimum Stays:

On selected weekends and during our fall foliage season a Two-night stay may be required.

Deposit:

A one night or 50% deposit (whichever is greater) will be processed at the time the reservation is made.  Deposits are applied to last day(s) of reservation.  EARLY CHECKOUTS FORFEIT THEIR DEPOSITS AND ARE RESPONSIBLE FOR ALL NIGHTS BOOKED.  You may charge your deposit by Visa, MasterCard or Discover at the time of booking.

Cancellations:

• Except for holiday weekends and fall foliage, the deposit on a reservation cancelled more than two weeks prior to arrival will be refunded less a $30 cancellation fee.  On holiday weekends and during fall foliage, the deposit on a reservation cancelled more than 30 days prior to arrival will be refunded less a $35 cancellation fee.  Any cancellation received within the specified cancellation periods will be refunded only if the room is resold less applicable cancellation fee.

• Gift Certificates are non-refundable, and once booked our normal reservation cancellation policy applies.

• We do not "overbook" our rooms.  We hold your reservations for those dates, turning others away for that time period.  For this reason, if you leave earlier than scheduled, you will be charged for the entire reservation unless we can rent the room to others.

Personal Touches:  

Whatever your needs for a special celebration, just ask when making your reservation. Our lodging in North Conway can comfortably accommodate groups of 20 or less. Perfect for your family reunions, Groups or Special Get-Togethers!

• Additional Person $30

• Check in between 3:00 p.m. - 7:00 p.m. We are early-to-bed-early-to-rise innkeepers. If your arrival time changes, please contact the innkeeper as soon as possible. We ask our guests for their estimated time of arrival to allow us to provide you with a personal welcome. If you arrive in the North Conway area before 3 PM, feel free to give us a call. Should your room become available before 3 PM, you are welcome to it. If not, you are still welcome to come in and relax in the living room or relax on our front porch or in a lawn chair.

  Checkout by 11:00 am.

• Due to the adult ambiance and antiques,  the Inn is appropriate for children 12 or older.

• Pets cannot be accepted at our New Hampshire bed and breakfast. We are happy to provide boarding information.

• Smoking limited to designated area only. Smoking on decks or in rooms will result in a $200 cleaning and fumigation fee.
